The Cost of Capital Is Not a Forecast

Every rate cycle invites the same error: building today's structure on tomorrow's hoped-for rates. We hold to a narrower question with a better answer. What does the present cost of capital make prudent? Leverage sized to the rates that exist, refinancing treated as an option to be earned rather than assumed, and duration matched to intent.
